Is the entire tract for sale, or individual lots?

Our preferred path is a single transaction for the full 103-acre tract, but we are open to discussing premium-lot sales and structured / partial transactions for the right counterparty.

Will the seller carry financing?

Yes — owner-financing is on the table for qualified buyers. The financial model includes a modeled 30-year structure at 9.99% on the land notes; actual terms are negotiable.

What's the status of entitlements?

The preliminary plat is approved, the Bluebonnet will-serve letter is in hand, and the Aqua CCN release is approved. Civil engineering, infrastructure quotes, and a geotech report are on file.

What's not included?

Vertical construction (homes), final plat recordation, and physical infrastructure build-out are the buyer's responsibility — and have already been priced and quoted by named local contractors.

Do you work with cooperating brokers?

Is the property in a flood zone?

A six-mile branch of Plum Creek crosses the southern portion of the tract (FEMA Zone A without BFE or depth). The buildable lot area sits outside the floodplain.
